We are delighted to assist you with the property management of your rental home. With our full services:

We manage and oversee all inquiries and correspondence from the tenants. ï‚·

We coordinate any needed maintenance with our trusted and vetted vendors. ï‚·

We provide you with estimates for any needed work or maintenance on the home. We will seek your approval before any work commences, unless otherwise agreed upon.

We will pay the vendors directly and deduct from the monthly rent received. ï‚·

We conduct inspections upon move-in and move-out, as well as an annual property inspection (additional fee for annual inspection); all inspections include documentation of the property’s condition and ensure all maintenance issues are addressed in a timely manner. We will provide you with complete reports of the inspections. ï‚·

We make sure the rent is paid on time, every time. You no longer have to worry about rent showing up in your bank account. Tenants will pay rent through our online resident center. ï‚·

We process and manage all monthly expenses on your property. ï‚·

Your monthly payment/distribution is securely transmitted to you, via bank-to-bank ACH. ï‚·

You are provided with 24-hr access to your secure, personal online Owner Portal, where you can download important documents, view income and expenses for your property, and much more. ï‚·

The Sully Group also provides leasing services for your rental property (additional fee of 6% of yearly rent).
Leasing services include marketing/advertising (photos, flyer, etc.) of your property, lease signing, tenant deposit intake, and extensive screening on all prospective tenants. Tenant screening includes running industry-specific credit reports and verifying employment, income, and previous rental history for all applicants 18 years and older. We oversee moving your qualified tenant into their new home. At tenant move-out, we conduct a thorough move-out inspection with reporting back to you.
Our management and start-up fees:

Minimum management fee of $200 per month to a maximum of 10% of the property’s monthly rent.

A $200 Onboarding/Set Up fee for each new property management account. ï‚·

A start-up balance of $1,000 per property to fund your “Property Reserve Account” (Note: Funds are held in trust in our Broker Trust Bank Account). ï‚·

An annual property inspection fee of $125.
Our leasing fee(s):
◊ 6% of the yearly rent ◊ $125 Lease Renewal Fee
Additional services to include real estate sales, construction & remodeling services:
We can manage all your real estate needs. Should you decide to sell your property, purchase additional property, upsize or downsize your property, or even do a 1031 Exchange for your investment property, our proven team is available to assist you!
Any services/scope of work outside of the general monthly management fee will be determined on a per project basis utilizing either a flat fee, or hourly fee based on time and materials. Example of such services would be construction/remodeling project management, job oversight and the like.

Gary and his team have a vastly diverse background in the field of real estate which includes real estate sales, 1031 exchanges, property investments, property management, and residential construction and remodeling, along with offering sound and professional real estate advice and experience. Over the past 30+ years, Gary has developed a solid clientele focusing on real estate and property management in the Orange County area.

Owners/Principals Karen and Gary Sully previously owned and operated Irvine Property Management, Inc. from 2010-2017. They managed, leased, and maintained around 600 residential properties throughout Orange County. Many properties were in the Irvine and Tustin areas. Close to half of the property owners were 25 to 30-year clients with several clients residing overseas.

Our full-service property management works well with the current environment as homeowners are deciding to keep their assets rather than sell. We offer a hands-on approach for our clients and treat their homes as if they were our own.
